Bella Donna Subs is a beloved lunch spot located on Burleson Road, just south of Ben White.  Despite being discreetly tucked away in a strip-mall, regulars recommend pretty much any sandwich, with favorite honors being given to the Southwestern Philly Cheesesteak.  The service is friendly, fast, and the restaurant is kept super clean to boot!

Patsy’s Cafe is also located just south of Ben White and delivers down home American style cooking like chicken fried steak and hamburgers.  They also have live music most nights to keep you entertained and great drink specials to cure your thirst.

Don Dario’s is in far Southeast Austin, just north of Slaughter Lane.  Great margaritas, chips and salsa, and Tex Mex specialities all served in huge portions at reasonable prices.

Bouldin Creek

This month, we will be exploring the Bouldin Creek Neighborhood of Austin, Texas.  This neighborhood, located just South of downtown and Lady Bird Lake, is a vibrant, eclectic area with a mix of old early 20th Century bungalows and Modern rebuilds.  The area is bordered by Barton Springs Road to the North, South Congress to the East, Oltorf to the South, and the railroad tracks that run parallel to Lamar Boulevard to the West.  The area gets its name from Bouldin Creek, which runs through the heart of the neighborhood.

Bouldin Creek first began to take shape in the 1920’s and 30’s and was mostly settled by African American residents looking for more affordable housing.  The area’s homes were priced lower because of the threat of flooding in the area before the Colorado River was dammed.  A vibrant Hispanic Community began to grow in the area in the 1940’s and their influence is still felt today in the family-owned Mexican Restaurants and Bakeries that dot the landscape of Bouldin.

Bouldin Creek is popular with Austinites who want to be in biking distance of work downtown and walking distance of the many restaurants and shops along South First Street, Lamar and South Congress.  Residents can even walk to events at Auditorium Shores, Butler Park, the Palmer Events Center and Long Center.  Bouldinites also enjoy the colorful mix of Taquerias, Food Trailers, gourmet restaurants, and shops selling everything from vintage clothes to cupcakes that line the thoroughfares of the area.  All this while dwelling on lush, quiet, tree-lined streets.

East Riverside-Oltorf

This month, we’ll be spotlighting the East Riverside-Oltorf neighborhood of Austin, Texas.  This newly hot neighborhood is just south of Lady Bird Lake, East of I-35, west of Grove Boulevard and north of Ben White/Texas State Highway 71.  Thanks to the city's East Riverside Corridor Plan, which aims to make Riverside Drive, already an important commercial corridor between downtown and the airport, into a transit-oriented and walkable road with lots of housing options for people from all income levels, this area is seeing a lot of development.

This neighborhood is already more than two times as dense as the city average.  There are 6,504 people per square mile in this area, compared to the Austin average of 2,610.  There is a plethora of apartments in the area, resulting in 83% of the area's residents being renters.  The large number of apartments in the area were originally built for University of Texas Students.  St. Edward's University and an Austin Community College Branch are also nearby.  However, a lot of families and young professionals have moved into the area, lured by low rents.  

Average rents in the area range from $385 for one of the student-focused rentals where you rent by the bedroom, to $1,100 for a conventional two bedroom, two bathroom unit.  There are also new luxury apartments going up on the lake on Riverside, like Amli Southshore, where rents range from $1,250 to $2,174.  Overall, though, rents here tend to be very affordable, especially when you consider that you are less than 5 minutes from downtown, South Congress and, depending on where you live, mere steps from Lady Bird Lake and the Hike and Bike Trail.
