Normal Wear and Tear
According to the Texas Attorney General, an apartment may not charge you for normal wear and tear during the duration of your lease. They may only charge you for abnormal damage. They give the example of carpet. If the carpet is worn over a year of walking on it, that is normal wear. But if your waterbed leaks and mold forms under the carpet, that is considered abnormal damage and you will be charged.
